It’s Catherine with Titan Impact Group and I’m here to talk about what we do and show you how simple it is inside of playing the fabulous game Monopoly.
We’ve all played it as kids and what we do at Titan Impact Group is that we are the bank. One of my very first investor mentors said to me (or asked me the question), “What’s the most secure position you can actually be in any real estate transaction – from the buyer, the seller, the realtor, the title company, the contractor, the subcontractor or the bank?”
The answer is the bank!!
And that IS exactly what we do for our investors and for our borrowers.
What’s really great about being the bank is that we don’t have to deal with tenants, toilets, AC units, anything that actually goes wrong with a property. We literally are just the bank; lending the money for their mortgage, and people are making their mortgage payments to us, which is really great. And so I love this way of being a real estate investor and making a difference in the world.
How do we make a difference? We actually buy these distressed assets, meaning mortgages that people haven’t been able to pay for whatever reason. And because we are real estate investors, we have the ability to actually work with the borrowers to get them working again, which is really great.
Here is an example of one of the notes we have. She’s actually a single mom who has a daycare, and for whatever reason, she got behind and the bank just wasn’t willing to cooperate and work with her, so we ended up buying that note; it’s called a distressed asset. We were able to work out a deal with her so that she and her kids could stay in their home. And she could still have her daycare that she’s running there, which is really great.
Again, leaving every person property and community better than than we found them.
We have several other deals where again, same instance. One of them is a borrower whose note had been bought by multiple different companies. So many, that she had lost track of who to actually pay and so hadn’t been paying. When we actually called her up and just had a conversation with her, we were able to get her back on track and get her going and keeping her in her home. She was super excited.
And we have dozens more stories like that.
