This week Titan Impact Group was able to purchase a note that was in the middle of being foreclosed on. The owner had passed away and the adult children, who all live in New York, did not know what to do with the Texas property.
As the new note holder we started negotiating with the estate trustees… who are the children… and none of them wanted the house to be foreclosed on. However, they did not know what to do with the property. Instead of allowing it to be foreclosed on…they are going to do a deed in lieu with Titan Impact Group.
As many of you know a deed in lieu of foreclosure is a deed instrument in which a mortgagor conveys all interest in a real property to the mortgagee to satisfy a loan that is in default and avoid foreclosure proceedings. There are many benefits to this action.
First we are helping the grieving children out by taking care of this property that is at the opposite side of the country. We are making life easier for them as they do not have to go through the foreclosure process on top of dealing with the loss of their parent.
Secondly we are helping the community out by cleaning up this property and getting another family into it. This is a much better alternative than having the home sit there and be vacant ……begging for vandals and vagrants to come and take advantage of it.
Thirdly we are helping another family out by giving them a fabulous little home to buy and move in to at a reasonable price. Thus we are helping to curtail the current housing affordability and shortage crisis so rampent in our great nation.
Lastly we are adding commas to our funding partners bank accounts while collapsing timelines and getting the home cleaned up and SOLD!!! This is creating a win-win win-win scenario for everybody involved.
This is just one example of how Titan Impact Group is leaving every person, property, and community better than we found them this week.
